Coorabell Ridge is a home of great proportions, beautifully designed and perfectly positioned on a ridgeline that takes in the Byron Bay Lighthouse to the east and the Nightcap Ranges to the west. A discreet entrance takes you down a long driveway through the 50 rolling green acres of the estate to the main house. Grand broad steps incorporating a fountain and pond lead to the home’s entrance that opens into a large central dining hall with a hexagonal ceiling pitched to a central skylight. Flanked by Redgum staircases and finished with subtle lead-lighting details the room acts as a hub to the other wings of the home. There is a large games room or formal lounge sitting area; a guest wing with two spacious bedrooms, a fantastic family bathroom, study, and a laundry. There is a parents’ wing with a large master bedroom, walk-in robe and ensuite, and an extra bedroom ideal for a younger child. A kitchen and informal living area incorporate a wood-burning fire and continue the 12ft ceilings found throughout. The kitchen is spacious and incorporates ample bench and storage space. The decks around the home perfectly capture the magnificent hinterland scenery and are wonderful for outdoor entertaining. Upstairs a multipurpose room ideal for yoga or a library has 360-degree views of the property, the surrounding countryside and a wonderful perspective of the Byron Bay Lighthouse. Downstairs there is a generous 2-car garage, a perfect space for a wine cellar, and a great deal of additional storage space. The house was designed by local architect, John Zaat, to reflect the particular era from which the antique furniture, collected by the owners, derived. Attention to detail was a major focus and the multiple awards won are a testament to the level of finish attained. JS Henderson provided the highest level of craftsmanship required to accomplish the design and overall presentation of this home. All timber-work, particularly the windows, doors and paneling throughout the house needed to emphasize the fine detailing and beauty of a bygone era. Timber mouldings were specially produced by Hampton and Larsson to Zaat’s design specifications. Most of the architraves, skirting boards, chair rails and picture rails requiring two separate mouldings combined to create the final effect. However, the home also needed to perform in a very modern age and deliver on efficiency and the expectations of today’s family. The kitchen, produced by Woodrabbit Kitchens, is sophisticated yet continues to reflect the theme.

The home is in a high wind area and so demanded special development of the double-hung windows including the research and resourcing of lifting mechanisms and the introduction of double seals to all windows to prevent “wind whistle” and air escape. The award winning window design was developed by Dayal Singh Joinery in conjunction with JS Henderson.

Special features included a powder-coated steel framed glass floor to the turret library that introduced light to the middle of the building. Curved windows and architraves needed to be hand-shaped and crafted on site. Bamboo flooring was used throughout the house. Ventilation provided by highlight windows thus preventing the need for air-conditioning. Solar panels installed on the shed roof to supplement electrical power. Silky Oak was used for the window seat in the lounge room.

The hardwood timber decking around the house, designed to enhance use and access, needed to be carefully pieced together to cope with the geometry of the house. There is considerable stonework used to anchor the house to the outdoor areas and gardens.

All rainwater is harvested and an integrated water tank delivers water through a sophisticated pumping system. There is 60,000 litres of water storage under the house that provides a tempering effect to the internal atmosphere.

The construction of this house demanded a high level of team effort and commitment from all contributors. Cooperation from owners, architect, all trades and sub-contractors was exceptional and enabled the achievement of the owners’ vision for their home. With every possible want considered it is no wonder that Coorabell Ridge won JS Henderson the 2011 Northern Rivers Master Builders Award for Residential Project of the Year.
